Welcome to Dubiland — All About Dubai. These Terms & Conditions (“Terms”) govern your access to and use of the Dubiland website, products and services (the “Site”, “Platform”, “we”, “us” or “our”). By visiting, registering or using the Site you accept and agree to be bound by these Terms and by our Privacy Policy. If you do not agree, do not use the Site.

1. Definitions

User, you, your: any visitor, registered user, property lister, agent, developer, advertiser, or client who uses the Site.

Listings: property adverts, project pages, developer profiles or any content uploaded by users.

Services: marketing, advertising, lead generation, content creation, promotional and platform features offered by Dubiland.

Content: text, images, video, logos, data and other material on the Site.

2. Nature of Platform / No Brokerage

Dubiland is an online property discovery, media and digital marketing platform. We are not a real estate brokerage, sales agent or financial intermediary. We do not sell, rent or negotiate property transactions on behalf of any party. Any lead, inquiry, booking or contact generated through the Site is a referral only. Final negotiations, payments and contracts are the sole responsibility of the parties involved (buyers, sellers, developers, brokers and agents).

3. Eligibility & Account Registration

To use certain Site features you must create an account and provide accurate, current and complete information.

  • You confirm you are at least 18 years old and have legal capacity to enter into contracts.
  • You are responsible for maintaining the confidentiality of your account credentials and all activity under your account.

We may verify your identity, require business documentation, and suspend or remove accounts that fail verification or breach these Terms.

4. User Obligations & Prohibited Conduct

You agree not to:

  • Post or upload illegal, fraudulent, misleading, obscene, infringing, or defamatory content.
  • Impersonate others or post someone else’s personal information without consent.
  • Use the Site to perform any brokerage activities (if not licensed), conduct unlawful telemarketing or breach UAE telecommunication laws.
  • Upload property listings with false pricing, fake photos or misleading availability.
  • ⦁ Use automated tools or scraping to extract Site data without written permission.
  • ⦁ Upload viruses, malware or attempt to affect Site security.

5. Listings, Accuracy & Verification

  • Listings are created by third parties (agents, developers, property owners). Dubiland does not guarantee the accuracy, completeness or availability of listings.
  • Users must ensure all listing information is accurate, up-to-date and compliant with applicable laws and developer agreements.
  • Dubiland may (but is not obliged to) screen or verify listings. We reserve the right to remove, edit or suspend any listing that violates these Terms or UAE regulations.
  • Any dispute over a listing (ownership, pricing, availability) must be resolved between the parties concerned — Dubiland is not a party to such disputes.

6. Paid Features, Promotions & Commissions

  • Certain services (featured listings, promoted posts, advertising, lead packages) are chargeable. Specific fees, billing cycles and refund rules for each paid product will be described at checkout or in a separate Service Order.
  • All payments are in the currency indicated on the invoice. Taxes, duties or government charges (if any) are the responsibility of the payer unless otherwise stated.
  • We may offer promotional “free launch” periods. Promotional terms will be explicit; after promotion ends standard fees apply.
  • If Dubiland facilitates introductions or lead-sharing, any commission arrangement between you and a developer or developer’s agent is a private agreement. Dubiland accepts no liability for commissions or collection of payments between parties unless we explicitly agree in a separate written contract.

7. Payment, Invoicing & Refunds

  • Payment terms, invoicing and accepted payment methods will be provided at the time of purchase.
  • Refunds, cancellations and chargebacks are handled according to the product’s stated policy. For custom services, refunds may be limited or non-refundable once work has commenced.
  • Non-payment may lead to suspension of services and collection activity.

8. Intellectual Property

  • Dubiland and its licensors retain all rights, title and interest in the Site, software, design, trademarks, logos and content owned by Dubiland.
  • By uploading content, you grant Dubiland a worldwide, royalty-free, sublicensable license to host, use, reproduce, modify, publish, and distribute your content as required to provide the Services and promote the Platform.
  • You warrant you own or are authorized to upload any third-party content and that such use will not infringe any third-party rights.

9. Privacy

Our Privacy Policy governs how we collect, use and store personal data. Please read it to understand your rights and our processing activities. By using the Site you consent to such processing as described in the Privacy Policy.

10. Third-Party Services & Links

The Site may contain links or integrations with third-party platforms (payment gateways, social networks, analytics). We are not responsible for third-party practices or content. Use of third-party services is subject to their terms.

11. Moderation & Content Removal

We reserve the right (but have no obligation) to monitor, edit, remove or refuse any content that violates these Terms or is unlawful, harmful or offensive.

If you believe content on the Site breaches your rights or UAE law, contact us with full details and supporting evidence; we will investigate and act in line with local law and our policies.

12. Warranties & Disclaimers

The Site and Services are provided “as is” and “as available”. Dubiland expressly disclaims all warranties, whether express or implied, including but not limited to accuracy, merchantability, fitness for a particular purpose, or non-infringement.

We do not guarantee lead volumes, conversion rates or financial results from use of the Site or our marketing services unless a separate, written Service Agreement specifies such guarantees and remedies.

13. Limitation of Liability

To the maximum extent permitted by UAE law, Dubiland and its officers, directors, employees and partners will not be liable for indirect, incidental, special, punitive or consequential damages, or lost profits, revenue, or data, arising from your use of the Site or Services.

Our total aggregate liability for direct proven damages arising from or related to these Terms will not exceed the total amount you paid to Dubiland in the 6 months immediately preceding the event giving rise to liability (or USD 1,000 if you paid nothing), except where UAE mandatory law provides otherwise.

14. Indemnity

You agree to indemnify, defend and hold harmless Dubiland, its affiliates and their personnel from and against any claims, liabilities, losses, damages, costs and expenses (including legal fees) arising from your breach of these Terms, your content, or your violation of any law or third-party rights.

15. Prohibited & Regulated Content (UAE-focused)

  • Users must not post or promote content that violates UAE laws, public morals, religious sensibilities, national security, copyright or defamation laws.
  • Content that requires prior approvals under UAE media or advertising regulations should not be published without appropriate licensing or clearance.
  • Any content that could be construed as political campaigning, defamation of public figures or sensitive social topics must be avoided unless approved through correct legal channels.

16. Dispute Resolution & Governing Law

These Terms are governed by the laws of the United Arab Emirates. Subject to mandatory local laws, any dispute will first try to be resolved amicably between the parties.

17. Termination & Suspension

We may suspend or terminate your account and access to the Site at any time for violations of these Terms, unlawful activity, or for operational reasons (e.g., fraud prevention), with or without notice.

On termination, rights and licenses granted to Dubiland will survive to the extent necessary to preserve records, enforce rights, and provide for backup and retrieval.

18. Force Majeure

Dubiland will not be liable for delays or failures due to causes beyond our reasonable control, including acts of God, government action, technical outages, internet failures, pandemics, or supplier interruptions.

19. Changes to Terms

We may change or update these Terms. Material changes will be posted on the Site with a revised “Last updated” date and, where required, notified to registered users by email. Continued use after such changes constitutes acceptance.
